A flat in London that promised just seven tiny square metres of living space earlier this year sold for an eye-watering £79,000 earlier this year.
The Clapton abode was so small that the buyer had to pay cash for it, because no bank would offer a mortgage on the diminutive East London property.
While the capital's property prices are famously inflated, leaving first-time buyers in the city weeping into their cornflakes, the money required to get a foot on the property ladder is all the more astounding when you consider what you can buy elsewhere.

A London cupboard may set you back £79,000 but travel a little further afield and, for the same amount, you'll be rewarded with much, much more for your hard-earned cash.
From a traditional stone dwelling in Italy's south to a four-bedroom mansion in the Philippines, the potential for getting more bricks for your money is dizzying but overseas property hunters should tread with caution says Graham Norwood, editor of Estate Agents magazine.
Norwood told Femail: 'In general terms, buying in other countries can offer much better value but buyers would be advised to do their homework first to ensure a safe transaction. Choosing a preferably British-based estate agent with a proven track record in buying overseas is obviously a good start.
It sounds obvious but Norwood also warns about signing anything that you don't understand, saying that contracts can often be presented to prospective buyers in another language, which can you on shaky legal ground if there are issues later.
